Privacy Policy

Account data. Your name and email address, handled by our authentication provider when you sign up or sign in.

Billing data. Your subscription plan, status, and credit balance. Card details are entered directly with our payment processor and are never stored on our servers.

Product data. The property searches you run, the listings you analyze, the assumptions you edit, and the memos we generate for you.

Usage data. Standard technical logs (IP address, browser, pages viewed, timestamps) and product-analytics events used to understand how the app is used and to diagnose faults.

To provide the service (run analyses, keep your saved work, meter credits), to take and reconcile payment, to send service email about your account, to detect abuse and secure the platform, and to improve the product. We rely on performance of our contract with you for the core service, and legitimate interests for security and product improvement.

We use third-party processors to run PropHunt. Each receives only what it needs:

• Clerk — authentication and account management.
• Stripe — payment processing and subscription billing.
• Anthropic and OpenAI — the language models that generate analysis. Property and listing data you analyze is sent to these providers to produce your memo.
• Property and market data providers — including RentCast, RapidAPI-hosted listing sources, Apify, Serper, the US Census Bureau, FRED, and municipal open-data portals (Socrata and similar). These are queried for property, rent, demographic and permit data; we send property identifiers, not your personal details.
• PostHog and Microsoft Clarity — product analytics and session diagnostics.
• Resend — transactional and product email.
• Meta — advertising measurement, where you arrived from an ad and where permitted by your cookie choices.
• DigitalOcean — hosting and database infrastructure (United States).

We may also disclose information where required by law, or in connection with a merger or acquisition, in which case we will tell you before your data becomes subject to a different policy.

We keep account, billing and analysis data for as long as your account is open, and for up to 12 months afterwards so you can reactivate and so we can meet tax and accounting obligations. Technical logs are kept for a shorter period. Ask us to delete sooner and we will, except where we are legally required to retain a record.

You can access, correct, export or delete your data, object to processing, or withdraw consent at any time by emailing us. Depending on where you live (for example the EEA, UK, or California) you may have additional statutory rights, including the right to complain to your local data-protection authority. We do not sell or share personal information for cross-context behavioural advertising as those terms are defined under California law.

We use cookies that are necessary to keep you signed in and to remember your preferences, plus analytics and advertising cookies where you allow them. You can control non-essential cookies through your browser or the consent controls on our site.

Traffic is encrypted in transit. Access to production systems is restricted, and card data never touches our servers. No system is perfectly secure; if a breach affects your data we will notify you as required by law.

PropHunt is a business tool and is not directed to anyone under 18.

If we make a material change we will update the date at the top of this page and, where appropriate, notify you by email.
