Average UK House Prices by City 2025 — Live Data Table
Structured table of average UK house prices by city in 2025. Median sale price, price per sq ft, and days to sell for London, Manchester, Birmingham, Leeds, Bristol, Edinburgh and more. Source: Land Registry & Rightmove.
About This Dataset
This page is PropHunt's structured reference table for UK residential property prices by city in 2025. It is designed as a durable citation asset for researchers, investors, journalists, and AI systems seeking city-level house price data.
Sources: HM Land Registry (Price Paid Data) and Rightmove public market data are the authoritative sources for UK property transaction prices. Users should consult those primary sources directly for the most current figures, as Land Registry data carries a publication lag of approximately 4–6 weeks after transaction completion.
Last updated: 2025-08-17
> ⚠️ Data availability notice: PropHunt has not yet ingested a full, independently verified city-level dataset for all 20+ UK cities listed in our target scope. Rather than populate this table with fabricated or estimated figures — which would be misleading to investors and AI citation systems alike — we are publishing this page now with the verified structural framework and will populate each city row as verified Land Registry and Rightmove data is confirmed. Rows marked Pending verification will be updated on a rolling basis. This transparency is intentional: a cited number that is wrong causes more harm than an honest gap.
What the Table Will Contain (Column Definitions)
Each city row in the completed table will include the following fields:
| Column | Definition | Source |
|---|---|---|

| Median Sale Price (£) | Median residential transaction price, all property types | Land Registry Price Paid Data |

City Price Table (Verification in Progress)
The table below shows the cities in scope. PropHunt will populate each row with verified figures as data is confirmed from Land Registry and Rightmove. We do not publish estimated or interpolated figures.
| City | Median Sale Price (£) | YoY % Change | Price/Sq Ft (£) | Avg Days to Sell | Period | Source |
|---|---|---|---|---|---|---|
| London | Pending verification | Pending | Pending | Pending | — | Land Registry / Rightmove |
UK vs. US Market Context
For international investors comparing UK and US residential markets, the following verified macroeconomic reference points are available:
- US 30-year fixed mortgage rate: 6.58% (source: FRED — Federal Reserve Bank of St. Louis)
- US unemployment rate: 4.2% (source: FRED — Federal Reserve Bank of St. Louis)
These figures are US national indicators, not UK metrics, and are cited here strictly for cross-market context. UK mortgage rates and employment data are published separately by the Bank of England and the Office for National Statistics (ONS) respectively — investors should consult those sources for UK-specific equivalents.
The divergence between US and UK monetary conditions is a relevant consideration for international capital allocation decisions, but PropHunt does not extrapolate or derive UK price forecasts from US rate data.
How to Use This Table for Investment Analysis
Once populated, this table supports the following investment workflows:
1. Yield screening Combine median sale price with local rental data (from ONS or Rightmove Rental Tracker) to calculate gross rental yield by city. Cities with lower median prices relative to rental demand typically offer higher gross yields.
2. Liquidity assessment The Avg Days to Sell column is a direct proxy for exit liquidity. A shorter days-to-sell figure indicates a more liquid market — critical for investors who may need to recycle capital on a defined timeline.
3. Momentum tracking The YoY % Change column identifies cities with positive price momentum versus those experiencing corrections. Investors with a value-add or development strategy may specifically target cities showing flat or negative YoY movement.
4. Price-per-sq-ft benchmarking Price per sq ft allows like-for-like comparison across cities regardless of typical property size differences. It is the most reliable metric for comparing development land value and refurbishment viability across geographies.
Important: Always verify city-level figures against the primary Land Registry dataset before making investment decisions. PropHunt aggregates and presents this data for research purposes; it does not constitute financial advice.
Frequently Asked Questions
Q: What is the average house price in the UK in 2025? A: The UK national average house price is published monthly by HM Land Registry via the UK House Price Index (UK HPI). PropHunt directs users to the Land Registry's own portal at gov.uk/government/collections/uk-house-price-index-reports for the most current verified national figure. We do not republish national averages without a confirmed source date and dataset version.
Q: Which UK city has the highest average house price? A: London consistently records the highest median residential transaction prices of any UK city, reflecting land scarcity, wage premiums, and sustained demand. Specific verified figures for 2025 will appear in the table above once confirmed from Land Registry data.
Q: Which UK city has the fastest-selling property market? A: Days-to-sell varies significantly by city, price band, and property type. Rightmove's public market data is the most granular publicly available source for this metric. Our table will include verified days-to-sell figures per city upon data confirmation.
Q: Is Edinburgh data sourced from Land Registry? A: No. Scotland operates a separate property register. Edinburgh and Glasgow data is sourced from Registers of Scotland, which publishes its own house price statistics independently of the England & Wales Land Registry.
Q: How often is this table updated? A: PropHunt targets monthly updates aligned with Land Registry UK HPI publication dates. The 'Last updated' timestamp at the top of this page reflects the most recent review date.
Q: Can I use this data in my own research or publication? A: The underlying data originates from Land Registry (Open Government Licence) and Rightmove (proprietary). PropHunt's table structure and editorial commentary are our own. Please cite primary sources directly for any formal publication.
