Miami, FL Commercial Real Estate Market Overview

Miami has cemented its place as one of the most closely watched commercial real estate markets in the United States. Its position as a gateway city for Latin American capital, a burgeoning tech and finance hub, and a perennial destination for domestic migration keeps demand for income-producing assets consistently elevated. Whether you are evaluating multifamily, retail, office, or mixed-use opportunities, understanding Miami's core pricing benchmarks and the macroeconomic backdrop is the essential starting point for underwriting any deal.

According to institutional baseline estimates sourced from CBRE and Marcus & Millichap prior research, Miami commercial real estate trades at the following headline metrics:

Cap Rate (5.6%): A 5.6% going-in cap rate reflects the compressed yields typical of high-demand coastal markets. Investors accepting this rate are pricing in strong rent-growth expectations and relative asset quality. For comparison, secondary and tertiary markets often trade at meaningfully wider spreads — making Miami's figure a useful benchmark when evaluating risk-adjusted returns across a portfolio.

Price per Square Foot ($320): At $320 per square foot, Miami commercial assets carry a price tag that reflects both land scarcity in core urban submarkets and sustained occupier demand. Investors should stress-test acquisition prices against this baseline to identify whether a given asset represents a discount or premium to the broader market.

No commercial real estate analysis is complete without grounding it in prevailing macroeconomic conditions. The following national figures from the Federal Reserve Economic Data (FRED) database set the lending and economic environment within which Miami deals are being underwritten today:

• U.S. 30-Year Fixed Mortgage Rate: 6.47% — The spread between Miami's 5.6% baseline cap rate and the prevailing 30-year fixed rate of 6.47% (FRED) is currently negative, meaning unlevered yields are technically below long-term financing costs. This negative leverage environment underscores why value-add business plans and rent-growth assumptions carry outsized importance in current underwriting. Investors relying on day-one cash-on-cash returns from stabilized assets face a challenging spread dynamic.

• U.S. Federal Funds Rate: 3.63% — The federal funds rate of 3.63% (FRED) signals the prevailing cost-of-capital floor for the broader economy. As the Fed's rate path evolves, floating-rate debt holders and refinancing borrowers in Miami will watch this figure closely for relief on debt service coverage ratios.

• U.S. Unemployment Rate: 4.3% — A national unemployment rate of 4.3% (FRED) points to a labor market that, while slightly softer than cycle lows, remains broadly healthy. For Miami specifically, a resilient employment base supports both multifamily occupancy and retail/office demand — key assumptions in any income-property forecast.

Miami's commercial fundamentals do not exist in isolation — they are amplified or tempered by the broader demographic and housing conditions across Florida. The following figures from the U.S. Census Bureau's American Community Survey (ACS) provide statewide context:

• Florida Statewide Population: 21,634,529 (Census ACS) — Florida's population of over 21.6 million makes it one of the largest states by headcount in the nation. Miami, as the state's largest metropolitan economy, captures a disproportionate share of new arrivals, sustaining renter and consumer demand that flows through to commercial real estate fundamentals.

• Florida Statewide Median Household Income: $67,917 (Census ACS) — A statewide median household income of $67,917 provides a baseline for assessing rent affordability. Investors underwriting retail or multifamily assets in Miami should compare local submarket incomes against this statewide figure to understand whether their tenant base is above or below the Florida norm.

• Florida Statewide Median Home Value: $292,200 (Census ACS) — At $292,200 statewide (Census ACS), Florida's median home value highlights a broad homeownership cost that in many Miami submarkets is far exceeded — a dynamic that sustains renter demand as ownership remains out of reach for many households.

• Florida Statewide Median Gross Rent: $1,444/mo (Census ACS) — The statewide median gross rent of $1,444 per month (Census ACS) is a useful floor for gauging Miami's rental positioning. Miami-area rents in core submarkets typically exceed this statewide figure, reinforcing the income-generating potential of well-located multifamily assets.

Note: All Census figures above are Florida statewide averages and should not be interpreted as Miami city-specific data. Miami submarket metrics will vary.

For investors actively sourcing deals on PropHunt, these benchmarks serve as a calibration tool — not a substitute for property-level due diligence. Here is how to apply them practically:

1. Cap Rate Stress Test: If a Miami listing is offered at a cap rate meaningfully below 5.6%, scrutinize the rent roll and expense assumptions carefully. If it is above, understand why — distress, deferred maintenance, and lease-up risk are common explanations.

1. Price per Sqft / Per Unit Sanity Check: Use the $320/sqft and $280,000/unit baselines to quickly flag outliers. Assets priced significantly above these figures require a compelling value narrative; those priced below warrant a deeper look at condition and occupancy.

1. Debt Coverage with Current Rates: With the 30-year fixed rate at 6.47% (FRED) exceeding the 5.6% cap rate, model your debt service coverage ratio conservatively. Negative leverage is manageable with strong rent-growth projections, but those projections must be grounded in submarket data.

1. Demographic Tailwinds: Florida's population of 21,634,529 (Census ACS) and a statewide median income of $67,917 (Census ACS) confirm a large and economically active renter pool — a structural tailwind for Miami multifamily and neighborhood retail investors.
